The Sr. Facilities Manager is responsible for the overall operation of our facility management services to multiple spokes and depots, including ensuring the safety and well-being of its employees, safeguarding company funds and property, and representing the company with respect to the client. This Sr. Facilities Manager ensures that established company goals are realized while maintaining client relations that will enhance future business and have total responsibility for managing all aspects of the contract. • • Stakeholder Relationship Management: Serve as the primary strategic point of contact for Waymo business leaders, site leads, and Google REWS partners, ensuring key operational goals, SLAs, and workplace standards are consistently met. • • Occupancy Strategy & Space Planning: Partner closely with occupancy planning and real estate teams to optimize space utilization, manage headcount growth, oversee seat allocations, and execute seamless restacks or site expansions. • • Workplace Experience & Culture: Champion employee experience branding and workplace initiatives, curating engaging, inclusive, and high-performing environments that foster collaboration and boost employee satisfaction globally. • • Operational Governance & Metrics: Establish, track, and report on critical operational metrics, facility health indicators, vendor performance against SLAs/KPIs, and workplace satisfaction trends across all portfolio sites. • • Cross-Functional Leadership: Collaborate across Workplace Experience Coordinators, Facility Managers, Security, Environmental Health & Safety (EHS), IT, and REWS service teams to align operations with broader corporate standards. • • Communications & Emergency Preparedness: Develop clear site-level communications, operational playbooks, and standard operating procedures (SOPs). Oversee emergency response protocols and business continuity planning in coordination with safety teams. • • Service Escalation & Issue Resolution: Manage critical site escalations, oversee vendor service recovery plans, and direct resolution efforts for complex facility or operational incidents with minimal business disruption. • • Team Leadership & Talent Development: Provide active leadership, structured onboarding, mentorship, and ongoing performance evaluations for site operations personnel to elevate service standards and team retention. • • Financial & Resource Management: Manage operating budgets, conduct financial forecasting, review CapEx/OpEx requests, and ensure optimal resource allocation across workplace programs and events. • • Vendor & Service Level Oversight: Manage third-party vendor contracts, service delivery, and hospitality partners to ensure service level agreements (SLAs), operational KPIs, and high quality standards are consistently met across facilities. • • Feedback Loops & Employee Voice: Establish pulse surveys, open office hours, and feedback forums to gather direct input from workplace occupants, using employee insights to drive operational enhancements and continuous service improvements. • • Change Management & Launch Support: Guide organizational teams through site expansions, spatial restacks, office moves, or transition projects with clear communication, operational readiness plans, and hands-on change management support. • • Health, Safety & Compliance Collaboration: Partner closely with Environmental Health & Safety (EHS) and security teams to drive emergency preparedness, conduct safety drills, and maintain strict compliance with local workplace regulations and corporate standards. EDUCATION AND EXPERIENCE • • Education: Bachelor’s degree (B.A./B.S.) in Business Administration, Facility Management, Hospitality Management, Operations, or a related field (or equivalent practical experience). • • Experience: 7+ years of progressive experience in workplace operations, corporate real estate, facility management, or high-touch hospitality across multi-site enterprise environments. • Stakeholder Management: Proven track record managing senior executive stakeholders, complex matrixed partnerships, and cross-functional project teams. • People Leadership: Demonstrated experience managing direct reports, third-party vendor staff, and distributed operations teams. • Technical Proficiency: Advanced experience with enterprise Integrated Workplace Management Systems (IWMS), CAFM platforms, ticketing systems, and modern collaborative office tools. CERTIFICATIONS AND LICENSES • • Certified Facility Manager (CFM) through IFMA, Facilities Management Professional (FMP), or Project Management Professional (PMP) highly desirable. • • Safety or emergency management certifications (e.g., OSHA, LEED AP) preferred. KNOWLEDGE, SKILLS, AND ABILITIES • • Financial & Analytical Skills: Strong financial acumen with experience in budget planning, variance analysis, vendor contract administration, and data-driven operational decision making. • • Communication & Influence: Superior written, oral, and executive presentation skills with the ability to influence cross-functional decisions across all organizational levels. • • Strategic Problem Solving: A continuous-improvement mindset with demonstrated agility in managing complex operational disruptions and driving change management initiatives. • • Agility & Adaptability: Proven capability to thrive in high-growth, fast-paced tech environments across geographically dispersed sites and time zones.
